Some electrical problems can become dangerous very quickly. Burning smells, sparks, hot sockets, repeated tripping or sudden power loss should be treated seriously and checked by a qualified electrician.

Act quickly if you notice: sparks, smoke, a burning smell, hot sockets, scorch marks, loud buzzing, exposed wires or repeated tripping that will not reset.

01 Why does my RCD or circuit breaker keep tripping?

Repeated tripping usually means the protective device is reacting to a fault rather than causing it. 03 How long does electrical fault finding usually take?

Simple faults may be located within the first hour, while intermittent, concealed or multi-circuit problems can take longer. The time depends on when the fault appears, access to wiring and accessories, previous alterations and whether equipment must be disconnected to separate an appliance fault from a fixed-wiring fault. If more diagnostic time is needed, the electrician will explain the progress and agree the next stage before continuing.

04 Will the electricity need to be switched off during fault finding?

Yes, parts of the installation may need to be isolated so testing can be completed safely. Power may be interrupted to one circuit, several circuits or occasionally the whole property for short periods. Tell us in advance about medical equipment, alarms, refrigeration, servers or other essential systems. 07 What if the fault cannot be found during the first visit?

Some faults appear only under load, after rain, when a particular appliance is used or at unpredictable times. If the issue cannot be fully located during the initial visit, you will be told what has been tested, what has been ruled out and what should happen next. Further work may involve extended monitoring, staged circuit testing, improved access or a return visit at an agreed hourly rate or fixed price.

08 What should I do if I smell burning or hear buzzing or crackling?

Stop using the affected socket, switch, appliance or circuit. If it is safe, switch it off at the local control or consumer unit and keep people away from the area. Do not touch damaged accessories, exposed wires or melted parts. Burning smells, unusual heat, scorch marks, buzzing and crackling can indicate arcing or overheating and should be investigated promptly by a qualified electrician.

09 What is EICR remedial work?

EICR remedial work is the repair or further investigation needed to address observations recorded on an Electrical Installation Condition Report. Benjamin Services can review the existing report, inspect the affected circuits and prepare an itemised proposal. Typical work may include correcting C1 or C2 issues, investigating FI observations, replacing damaged accessories, improving earthing or bonding, upgrading protective devices and testing completed repairs.

10 What do C1, C2, C3 and FI mean on an EICR?

C1 means danger is present and immediate action is required. C2 identifies a potentially dangerous condition that needs urgent remedial work. C3 means improvement is recommended. FI means further investigation is required because the inspector could not fully determine the safety or condition of an item. C1 and C2 observations make the report unsatisfactory; C3 and FI still need to be considered carefully.

11 How quickly must landlords complete EICR remedial work in England?

For regulated rented properties in England, remedial or further investigative work identified by the report must normally be completed within 28 days, or sooner when the report states a shorter period. After completion, the landlord must obtain written confirmation from a qualified person and provide the required evidence to the tenant and local authority within the applicable timeframe.

12 Do I need a completely new EICR after remedial work?

Usually not. The original EICR remains the condition report for the inspection date. After the listed work has been completed, the contractor should provide the appropriate electrical certificate or written confirmation showing what was corrected. These documents should be kept with the original EICR. A new full EICR may be requested separately, but it is not normally required simply to confirm completion of the remedial work.

13 What certificate will I receive after EICR remedial work?

The document depends on the work completed. It may be an Electrical Installation Certificate, a Minor Electrical Installation Works Certificate or other suitable written confirmation and test results. The certificate should identify the completed work and confirm that the relevant testing has been carried out. Keep it with the original EICR and the property’s electrical records as evidence of completion.

14 What information should I send before booking fault finding or remedial work?
